Do you have guest parking?

Yes, Parking in our historic downtown district location is limited. We have a guest registration area next to our building that you may use to unload your vehicle. We have made special guest parking arrangements that is conveniently located a short walking distance from our front door. Guest are able to park in this lot for free, with unlimited 24 hour access. We provide only one parking space per room.

 

Do you require a deposit to reserve a room?

Yes, we require a deposit of half of the total balance minus the tax. A deposit can be made with most credit cards or a check.

 

What is your cancellation policy and are deposits refundable?

Deposits are not refundable. If you find it necessary to change or cancel your reservations, we will credit your deposit to a future stay within a one year period. Guests that are a no-show or depart early are responsible for the full amount of their stay. Please understand that a deposit insures that your accommodation will be available on the confirmed date, and also insures us that the accommodation is sold on the date as confirmed. Because of our limited number of guest rooms, cancellations affect us significantly. A last – minute cancellation gives us little chance of filling the space. When situations arise necessitating a change or cancellation in your reservation, we most certainly do empathize, but we must maintain a strict cancellation policy.

 

Is breakfast included in the room rate?

Yes, we offer an expanded continental breakfast to all of guests. You can learn more about what we serve on our breakfast page. 

 

What time can I arrive and at what time will I have to check out?

Check in time is any time after 3pm and check out time is 11am. If you think you will be arriving after 11pm please contact us so that we can make arrangements for your arrival. 

 

How far are you from the downtown area?

We are located at 123 Spring Street in the heart of the downtown Historic Hill District of Newport which is just one block from Newport Harbor and Thames Street. Most of our guests find that they can walk to many of Newport’s unique shops, restaurants and attractions. 

 

Are the famous Newport mansions near the Pilgrim House Inn?

Most of the Mansions are located along Bellevue Avenue the closest mansion is about one mile away.
